We do exploratory openings before pricing, so hidden conditions are priced before they're surprises. Any change after that needs your written approval first.

Sometimes rebuilding wins. Because we do both, our feasibility review compares the two honestly — same lot, same budget lens.

End-to-end — including character-retention and heritage-adjacent reviews where they apply. We build the municipal timeline into your schedule from day one.

Once the fixed price is set after assessment, payments follow milestone draws tied to completed stages — never large sums up front, and the 10% builders lien holdback is built into the plan.
