The duplex premium comes from what's shared: one lot, one excavation, one roof, one crane day. Two kitchens and two electrical services cost real money, but far less than a second lot would.

Build as one project

One permit stream, one construction contract, one schedule — a duplex is barely harder to build than a large single home.

Deposit the strata plan

A surveyor and lawyer divide the finished building into two titled homes — typically a low-five-figure cost.

Sell, keep, or split

Each half stands alone: sell one and keep one, house family in one, or hold both as rentals with separate titles.

Who a duplex suits

  • Owner + mortgage helper: live in one half, and the other half's sale or rent carries most of the build cost.
  • Two families building together: shared land cost, separate titles, a legal party-wall agreement — we structure these regularly.
